The subject property is located in the Stann Creek District approximately 1 mile South of Hopkins village and comprises approximately 50% of the Sittee Point peninsula.
The property is 267 acres in total size and measures approximately 1 mile in length and ½ mile in width and is completely undeveloped.
The property is strategically located within 100 yards of a beautiful, seven mile long golden sand beach and also has 6 resorts of various sizes within 1/4 mile. The well known Jaguar Reef Lodge and Almond Beach resorts are located adjacent to the property.
Several public easements give easy access to the beach from the property.
Although most of this property is wet year round, the approximately 20 acres closest to the ocean and resorts is high and dry, is partially treed and has both electricity and water available nearby. Approximately 30 fruit trees are on the property consisting of Coconut, Mango, Avocado and Guava.
One of only three commercial heliports in Belize is located on the subject property although it is not being utilized at the present time.
The property would be suitable for a mixed use development, for example: a golf course (plans available + approval for which has already been granted) or any other commercial or non-commercial use.
The property was appraised in 2008 for $1.1 million USD ( 20 dry acres only )
